Chaanbeen pulls government records from RERA, state IGRS registries, and eCourts. How much we can pull depends on whether a state runs its own RERA portal, uses the national MoHUA one, or hasn't yet rolled out RERA at all. We sort states into three tiers below, and reports tell you which tier the property falls under.

We pull directly from the state RERA portal, IGRS stamp-duty registry, and eCourts. Scoring is tuned against local market behaviour. This is the tier we recommend shortlist buyers run on.

RERA data is synthesised from the national unified MoHUA portal rather than each state's own portal, which means a slightly thinner slice of project-level detail. eCourts is still queried directly. Scoring uses pan-India defaults.

RERA implementation is still rolling out in these regions and government records are sparse. We can produce a report using eCourts + listing-level text alone, but it won't have the government-record depth of the other two tiers. If you're looking here, tell us — we prioritise direct portals based on user interest.
