Terms of Service

These Terms govern your use of Chaanbeen, a subscription web service for property intelligence, operated in India by a sole proprietorship trading as "Chaanbeen" (referred to as "we", "us", "our"). By creating an account or paying for a subscription, you agree to these Terms, the Privacy Policy, and the Refund Policy, each of which is incorporated by reference.

If you do not agree, do not create an account.

Chaanbeen reports aggregate and synthesise public records from RERA, IGRS state registries, and eCourts. They do not constitute legal advice, financial advice, investment advice, tax advice, or an opinion on the marketability of title. Nothing in a Chaanbeen report should be treated as a recommendation to buy, sell, finance, or invest in any property.

Before signing a sale agreement or transferring funds for any property, engage a qualified advocate, chartered accountant, or RERA-registered professional to conduct a full due-diligence and title search. We are not such a professional and the subscription fee does not buy you such a professional's services or liability coverage.

This disclaimer is reproduced in the footer of every report and on the pricing page; it binds you regardless of where you read it.

1. Eligibility

You must be at least 18 years old and legally competent to enter into a contract under Indian law. By creating an account you represent that both are true.

You must use Chaanbeen only for lawful purposes and only for your own property-buying decisions, or, if you are on the Investor / Agent tier, for decisions you advise on in the ordinary course of your own professional practice.

2. Your account

You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Notify us immediately at hello@chaanbeen.in if you suspect unauthorised use. We will help you recover access and, where appropriate, credit back evaluations consumed by the unauthorised user.

One account per person. Do not share accounts. Do not create multiple free or trial accounts to bypass paid quota limits.

3. The service

Chaanbeen provides:

  • A subscription website at chaanbeen.in where you can paste a property listing and receive a scored evaluation.
  • A 7-block report covering summary, price intelligence, builder credibility, litigation findings, location context, verdict, and hidden costs.
  • Caching of your own results for 30 days at no quota cost and of other users' results for 7 days as a cross-user compute saver.

Service tiers and prices are published at chaanbeen.in/pricing. The current tiers are Single Property (T1), Serious Buyer (T2), and Investor / Agent (T3). We may add, rename, or retire tiers with reasonable notice.

We may update, expand, or discontinue features. Material reductions to what a paid tier delivers will be notified in advance and will entitle you to cancel with a prorated refund under the Refund Policy.

4. Subscription, billing, and quota

4.1 Billing

Subscriptions are billed in advance through Razorpay. By subscribing you authorise Razorpay to debit the payment instrument you register for the subscription amount, each renewal period, until you cancel.

Prices are in Indian Rupees (INR) and are inclusive of applicable GST where disclosed. Any change to GST classification is your responsibility to absorb unless we have misdescribed it.

4.2 Auto-renewal

Monthly subscriptions auto-renew monthly. Annual subscriptions auto-renew yearly at the then-current annual price. Cancel any time from account settings to stop the next renewal; cancellation does not refund the current paid period (see Refund Policy §2).

4.3 Quota

Each tier includes a fixed number of evaluations per billing period. Quota is enforced at the database level and cannot be exceeded. When you hit quota you may:

  • Upgrade to a higher tier (prorated difference charged), or
  • Purchase an overage evaluation at ₹149 (non-refundable; see Refund Policy §3), or
  • Wait for the next billing period.

There is no "unlimited" tier and none is planned. This is deliberate: it lets us keep prices bounded by predictable unit economics.

4.4 Rate limit

Chaanbeen limits each account to a small number of evaluations per hour (currently two per hour). This prevents abuse and protects other users' experience. The limit is documented in the API response when it is reached.

4.5 Failed payments

If a scheduled renewal fails, we will retry per Razorpay's schedule and email you. If payment is not recovered within seven days, we will pause your subscription and preserve your data. Resume by updating your payment method; no data is lost during a pause.

5. Prohibited use

You must not, and must not help anyone else to:

  1. Resell, relicense, or sublicense Chaanbeen reports or the service.
  2. Scrape, crawl, bulk-download, or otherwise automate extraction of Chaanbeen content beyond what the authenticated product UI permits.
  3. Reverse-engineer, decompile, or attempt to derive source code, prompts, or model weights behind the service.
  4. Upload malware, run intrusion attempts, or attempt to bypass rate limits, quota limits, or authentication.
  5. Submit listings or content that is unlawful, defamatory, obscene, or that you know to contain personal data you have no right to share.
  6. Use the service to facilitate benami transactions (Benami Transactions (Prohibition) Act 1988) or to launder proceeds of crime.
  7. Misrepresent yourself or your authority to act for another person when using the service.

We may suspend or terminate your account immediately for breach of this section and will cooperate with Indian law enforcement as required.

6. Content and intellectual property

6.1 Your inputs

You retain ownership of the listings and inputs you submit. You grant us a worldwide, non-exclusive, royalty-free licence to process those inputs for the purpose of generating your evaluation and operating the service, including transient storage by the processors named in the Privacy Policy.

6.2 Our outputs

We own the Chaanbeen brand, the evaluation methodology, scoring logic, the software, and the rendered form of the reports. You receive a non-transferable, non-exclusive, revocable licence to use the reports for your own property-buying decisions.

T3 Investor / Agent sharing rules

Subscribers on the T3 Investor / Agent tier may, in addition to the personal licence above, share a given report with one named end client for whom the property in that specific report is being evaluated, subject to all of the following:

  1. One report, one end client. Each report you share must be tied to a single identifiable end client who has asked you to help evaluate that specific property. You must be able, on request from us, to identify the end client.
  2. Rendered form only. Share the PDF or the rendered HTML as delivered. You may not extract scores, blocks, or prose to re-paste in a different document, client portal, broker pitchbook, or CRM.
  3. No bulk distribution. You may not send a report to an email list, a WhatsApp broadcast, a Telegram channel, a website, or any other audience beyond the one named client.
  4. No white-labeling. You may not remove, hide, or visually minimise the Chaanbeen brand, the "not legal / financial advice" disclaimer, the watermark, or the report footer. You may not rebrand reports under your own firm's name.
  5. No solicitation use. You may not use a Chaanbeen report in cold outreach, lead-generation campaigns, marketing funnels, paid social ads, or any material aimed at prospects with whom you do not already have an engaged advisory relationship.
  6. No redistribution chain. Your end client receives the report for their own evaluation and may not forward, share, or republish it.

Breach of any of the six rules above terminates the T3 sharing licence for your account; the personal licence in the paragraph above survives termination of the sharing licence. We may also pursue the remedies in §5 (Prohibited use) and §9 (Limitation of liability) as applicable.

All tiers

You may not republish reports publicly, sell them, syndicate them to data vendors, train models on them, use them to populate aggregator sites, or strip the "not legal / financial / investment advice" disclaimer from them.

6.3 Public records

RERA, IGRS, and eCourts data are public records owned by the Indian government and the courts. We do not claim ownership of that underlying data. Our synthesis and scoring are our own.

6.4 Sample reports

We publish a small number of sample reports at chaanbeen.in/samples for marketing. They are free to read. They remain our copyrighted work; do not reproduce them on other sites without a link back to the canonical page.

7. Accuracy

We source from public records that are themselves incomplete, stale, or inconsistent across portals. We best-effort normalise and report what we find. We do not warrant that every record pertinent to a property has been retrieved, that the records are current, or that our interpretation is free of error.

Decisions you make on the basis of a Chaanbeen report are your own. The "not legal / financial / investment advice" disclaimer at the top of this document is reproduced here for emphasis.

8. Service availability

We aim to keep the service available 24x7 but we do not commit to a specific uptime SLA at launch. Planned maintenance will be pre-announced where feasible. Unplanned outages will be disclosed on the status page and, where they exceed a day, will be credited to active subscribers on request.

9. Limitation of liability

To the maximum extent permitted by Indian law:

  1. Our aggregate liability to you for any cause of action relating to the service, whether in contract, tort, or otherwise, is limited to the total subscription fees you paid to us in the three months immediately preceding the event giving rise to the claim.
  2. We are not liable for any indirect, consequential, special, incidental, punitive, or exemplary damages, or for loss of profits, goodwill, data, or business opportunity, even if we have been advised of the possibility of such damages.
  3. Nothing in this section limits liability for fraud, gross negligence, or any liability that cannot be limited by law.

10. Indemnification

You will indemnify and hold us harmless from any claim brought by a third party arising from:

  • Your submission of listings or content that you did not have the right to share;
  • Your use of the service in breach of §5 (Prohibited use);
  • Any act that causes us to be named in a legal proceeding primarily caused by your conduct.

We will indemnify you from any claim that the rendered reports, as delivered to you in the ordinary course of the service, infringe a third party's Indian intellectual property rights, provided you notify us promptly and allow us to control the defence.

11. Termination

11.1 By you

Cancel at any time from account settings. Cancellation stops the next renewal. Your access continues until the end of the current paid period.

You may also request full deletion of your account under the Privacy Policy §9.2. Certain records must be kept for tax or compliance reasons; see the retention table in the Privacy Policy.

11.2 By us

We may suspend or terminate your account:

  • For breach of these Terms (notice and a reasonable opportunity to cure will be given where the breach is curable).
  • For non-payment after the grace period in §4.5.
  • Where required by order of a competent Indian authority.

On termination by us for cause, subscription fees already paid are not refundable.

12. Changes to these Terms

We may amend these Terms. We will:

  • Increment the version number.
  • Publish the amended version at chaanbeen.in/terms.
  • Notify active subscribers by email at least fifteen days before any material change takes effect.
  • Record the new version in the consent log for each user who re-consents.

Continued use after the change takes effect is consent to the new Terms. If you do not consent, you may cancel before the effective date and receive a prorated refund of any unused paid period.

13. Governing law and jurisdiction

These Terms are governed by the laws of India. Any dispute arising from these Terms or the service is subject to the exclusive jurisdiction of the courts at Pune, Maharashtra, without prejudice to the statutory rights preserved below.

13.1 Dispute resolution path

Before filing a court action, please:

  1. Email hello@chaanbeen.in describing the dispute. We will acknowledge within two working days.
  2. If not resolved within thirty days, escalate to grievance@chaanbeen.in. The grievance officer will respond within thirty days per the Privacy Policy §11.
  3. If still unresolved, you may file in Pune courts as above.

13.2 Preserved rights

Nothing in this section restricts:

  • Your rights as a consumer under the Consumer Protection Act 2019, including the right to approach consumer dispute redressal commissions.
  • Your rights under the DPDP Act 2023, including the right to complain to the Data Protection Board of India.

14. Miscellaneous

  • Entire agreement. These Terms, together with the Privacy Policy and Refund Policy, are the entire agreement between you and Chaanbeen regarding the service.
  • Severability. If any clause is held unenforceable, the rest remains in force.
  • No waiver. Our failure to enforce a provision is not a waiver of our right to enforce it later.
  • Assignment. You may not assign these Terms without our consent. We may assign these Terms in connection with a change of ownership of the Chaanbeen business; we will notify you at least thirty days before any such assignment.
  • Force majeure. Neither party is liable for failure to perform caused by events outside its reasonable control, including but not limited to government action, natural disaster, or internet infrastructure outages, for the duration of the event.
  • Notices. Notices to us go to hello@chaanbeen.in. Notices to you go to the email address on your account.

These Terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of the courts at Pune, Maharashtra. Version tos-v1.0, internal-ready; becomes binding on users when published with the live site.
